Understanding referencing

How referencing fits into the tenancy process and what landlords and tenants see.

Referencing is the process of checking a tenant’s employment, previous landlord, or guarantor. In Togetha it ties into the tenancy process when you use e-lease.

  1. When you create a lease – On the Tenant step you can configure referencing (e.g. require employer, guarantor, or previous landlord). The tenant’s booking form will then ask for referee contact details and may send reference requests by email.
  2. Booking form – The tenant enters referee emails (employer, guarantor, landlord) and submits. The system can send reference request emails to those addresses; referees may complete the reference online or by reply.
  3. Landlord view – From the lease details or timeline you can see whether references have been submitted or are still pending. This helps you decide when to approve the application (approval often happens after referencing is complete, but your process may vary).
  4. Approval – Once you’re happy with the application and references, approve the lease so the tenant can move to document signing. If a reference is missing or negative, you can unapprove or contact the tenant before approving.
  5. Referencing is optional per lease; you can create e-leases without requiring references if your policy allows.
